Leasing and Application

Apartment applications are typically processed within 72 hours, depending on verification and screening completion. 

Applicants need a gross monthly income of at least 3x the base rent to qualify.

We offer flexible lease terms ranging from 7 to 16 months to fit your lifestyle and moving timeline.

Move-out includes submitting proper notice (at least a 60 day notice is required), providing a forwarding address, and returning all keys or access devices to the leasing office. Additional move-out guidelines may apply.

Yes, renters' insurance is required for all residents throughout the lease term.  

At Ascend Sand Mine, we offer both in-person guided tours and convenient virtual tours for prospective residents. 

Tours are available during regular office hours based on scheduling availability. These hours are Monday - Friday from 9AM - 6PM, Saturday from 10AM - 5PM and Sunday from 1PM - 5PM. Contact our team to book your preferred time.  

There are no separate amenity fees, allowing residents to enjoy community features with added convenience.  

Yes, apartment location preferences such as floor level or building area may be requested based on availability.  

Utilities and Payments

Rent is considered late after the grace period outlined in your lease agreement. Applicable late charges may be assessed beginning on the 4th of the month.  

Residents are responsible for the Community Bundle which includes internet, package locker subscription, pest control and valet trash. Please contact the office for pricing.

Early lease termination may be available in accordance with your lease agreement. A 60-day written notice and applicable lease break fee are required. Please contact the leasing office for complete details and current terms. 

Residents should contact Duke Energy to establish service prior to move-in. Our team can assist with setup information. 

Yes, the community is wired for high-speed internet for convenient connectivity.  

Preferred internet service is available through Spectrum. Service options and speeds may vary.  

Electricity service is established directly through Duke Energy prior to move-in. 

Yes, on-site maintenance services are available to assist residents with service needs.  

Maintenance requests can be submitted through the resident portal or by contacting the leasing office during business hours.  

Inside Your Home

We do not offer furnished or corporate apartments at this time.  

Yes, all apartment homes include in-home washer and dryers for added convenience. 

Apartment homes feature modern finishes and full appliance packages, which include stainless steel appliances, quartz countertops, shaker-style cabinetry with soft close cabinets, kitchen islands, and contemporary lighting. 

Yes, apartment homes at Ascend Sand Mine do include a patio or balcony.

Grilling on patios or balconies is not permitted. Please enjoy our designated outdoor grilling areas.  

Subleasing and short-term rental use, including Airbnb-style arrangements, are not permitted at Ascend Sand Mine.

Painting policies and wall modifications may be subject to community guidelines and prior approval.  

Residents may decorate their apartment homes with items such as curtains, shelves, and wall décor in accordance with community guidelines.  

Controlled access entry and key fob access are available for added convenience and security.  

If something in your apartment requires attention, simply submit a maintenance request through the resident portal or contact the leasing office.  

Amenities

Residents enjoy premium amenities including a resort-style saltwater pool with a daybed, hammock area, poolside pavilion with a wet bar, fitness center, dog park and pet spa, clubhouse, work-from-home spaces, outdoor lounges, grilling areas, EV charging stations, garages, and storage options. 

The clubhouse is open from 8AM - 8PM for resident use on a daily basis at Ascend Sand Mine.

Private clubhouse reservations are available for select events. Reservation fees and policies apply. Contact the leasing office for details. 

At Ascend Sand Mine, the swimming pool area is open from dawn till dusk every day. 

The swimming pool is open all year round. Residents can enjoy this area every day from dawn till dusk.

Yes, the community offers outdoor gathering spaces, landscaped areas, and green space for residents to enjoy.  

No, elevator service is not available within the community. 

Resident parking is available with convenient open parking areas. Policies and availability may apply. Reserved parking is not currently offered.
